Strip outs & internal demolition in NorthwoodRemove the fit-out.
Protect what stays.

Three decisions set the scope and the price. We agree each one with you in writing before the work is booked.

  1. Rooms and finishes

Define the kitchens, bathrooms, cabinetry, floor finishes, ceilings and non-structural partitions to remove. Mark retained items clearly.

  2. Retained structure

A wall cannot be treated as non-structural from its appearance alone. Structural or partial demolition requires assessment, approved details and any necessary engineering.

    Suspected asbestos in the fit-out?
  3. An occupied property

Discuss access hours, common areas, lifts, neighbouring occupants and the route for material removal. Agree service isolation and protection before starting.

Check heritage before setting the scope

Northwood has heritage-listed properties. Some heritage listings include interiors. Confirm whether walls, ceilings, joinery or other finishes are protected before setting the strip-out scope.

Heritage mapping covers the suburb, so confirm the status of your property.

Check your address on the NSW Planning Portal (opens in a new tab)

Council guidance checked 16 September 2026. These are matters to check, not a determination for an individual address. Your council or certifier confirms what applies.

How a strip-out runsFrom enquiry
to handover.

Three stages, in the order they happen. Who arranges each item is agreed before the job is booked.

  1. 01

    Mark the removal scope

Agree the rooms, finishes and retained features, and resolve structural or suspected asbestos concerns.

  2. 02

    Prepare the work area

Confirm disconnections, access and protection, including any arrangements for occupied or shared areas.

  3. 03

    Strip out and clear

Remove the agreed interior elements, take the material away and leave the space to the agreed handover condition.

More questions answered
How much does a kitchen or bathroom strip-out cost?

At typical Sydney market rates, a standard kitchen strip-out is $1,500–$3,000 per kitchen (GST not stated) and a bathroom $1,150–$3,450 per bathroom with disposal, inc. GST. Asbestos behind the linings, structural work and difficult access are priced on top, and your free written quote sets your price.

Can a partial demolition be quoted as a smaller full demolition?

No. Keeping neighbouring structures and finishes adds access, protection and structural requirements that floor area alone doesn’t show, so it’s assessed on its own.

Can materials be salvaged?

Items you nominate before the quote is finalised can be set aside, depending on their condition and how they come out. We agree the specific items rather than assuming everything can be reused.

Can people keep using the rest of the building?

Often, yes. The work area is separated and protected, and the route material takes out is planned around shared stairs, lifts and corridors.

What if there’s a safety concern during the work?

Keep out of the work area and call the site contact, who is agreed before work starts, along with how neighbours can raise a concern. For immediate danger, call emergency services.
