What your demolition includesWhat comes down.
What stays.
Your written quote lists what comes down, anything priced separately and the finish your builder takes over, so two quotes compare line by line.
In the house price
- The house: roof, walls, frame, fixtures and fittings
- Materials sorted on site and trucked away
- The block cleared to the finish agreed with your builder
Priced separately, only if you need it
- Asbestos removal, where present
- Slabs, footings and driveways
- Garage, carport or sheds
- Swimming pool
- Trees and vegetation
- Excavation and site levels
Before we book, we agree in writing who arranges approvals and disconnections, and what stays protected.

Before
AfterAsbestos in older housesBuilt before 1990?
Plan for asbestos.
A house built or renovated before 1990 is likely to contain asbestos, so mention anything suspect when you enquire. It is tested where needed and removed before the machines start, with independent clearance after.
Customer reviews
Good work.
In their words.
An excellent choice for asbestos removal and demolition of our house. Explained the whole process clearly and helped organise electrical disconnection and tree removal.
Very professional, considerate of our neighbours, and very efficient. The house was down in just over a week.
Just had my house, garage and 3 trees demolished… The builder was very impressed with the cleared block which is on a slope with difficult access.

All house demolition locationsCan I get a quote before I have plans?
Yes. Start with the address, approximate floor area and photos of the house and access. Plans and asbestos reports help when available. Tell us about the next build and your builder’s intended start date.
List what goes and what stays, including shared walls and anything to salvage. Clear your belongings before work. Leave suspect asbestos material alone until assessed.
How do I compare demolition quotes?
Line by line. Only the agreed scope is included, so ask for slabs, footings, garages, pools, trees, asbestos, disposal and excavation to be addressed individually. That way you compare quotes on the same basis.
Check who handles approvals, utility disconnections, removal, disposal and handover, and whether each price includes GST. A good quote names an unknown as unknown and explains how it will be checked and priced.
House demolition cost guideWho arranges approvals and disconnections?
We can coordinate approvals, utility disconnections, asbestos removal and clearance when included in the agreed scope. We agree who books and pays for each item before work is booked.
A CDC or DA is required before a house comes down. Your council or certifier confirms the pathway, heritage controls and conditions. Electricity, gas, water, sewer and phone lines must be disconnected or made safe by the relevant provider or licensed trade. Start early to allow for lead times.
Read the demolition approvals guideWho removes the asbestos, and who clears it?
Our own team removes bonded (non-friable) asbestos under our Class B licence AD211698, held since 2013. Licensed Class A subcontractors remove friable asbestos where testing finds it. Clearance is independent: a competent person after Class B work, a licensed asbestos assessor after Class A.
Under a CDC, more than 10 m² of bonded asbestos, or any friable asbestos, needs the licensed removalist’s contract and the landfill receipt for the certifier. Keep the clearance certificate with your project paperwork.
Asbestos in demolition guideWhat hours will you work, and how are the neighbours told?
Under a CDC, demolition runs 7am to 5pm, Monday to Saturday, with no work on Sundays or public holidays. A DA sets its own conditions.
For a CDC in metropolitan Sydney, the certifier or council tells neighbours within 20 metres before it is approved. Before work starts, neighbours within 20 metres of the boundary get 7 days’ written notice. A neighbour’s wall within 900 mm of the boundary needs a dilapidation report.
Can you work on a property with narrow access?
Send photos and measurements of gates, driveways and the narrowest points, including any overhead obstructions. We assess the access and available working space before agreeing the method, machinery and price. Nearby structures and anything that needs protecting are part of that assessment.
Can you keep part of the house?
Yes. Partial demolition is planned around the structure that stays, with structural advice where needed and the removal boundary set in writing.
Can the garage, pool and trees go at the same time?
Yes. Garage removal, pool removal and land clearing can be planned with the house and shown as separate lines in the quote.
What is left for my builder?
The quote sets out what goes, what stays and the finish for the next stage. Slabs, footings and driveways come out when included. Excavation, site cuts and levels are separate from clearing demolition materials.
Keep waste records and any asbestos clearance certificate with your project paperwork.
