| Job | Typical range | What the figure covers |
|---|---|---|
| Wall and ceiling sheeting | $40–$100per m² | Inc. GST (Sydney cost guide). Removal; disposal is often included. Minimum charge applies. |
| Roof sheeting | $40–$110per m² | Inc. GST (Sydney cost guide). Height and roof access move it within the range. |
| Eaves and soffit lining | $60–$110per m² | Inc. GST (Sydney cost guide). Overhead work, so it costs more per m² than walls. |
| Eaves, whole house | $1,500–$4,000 | GST basis varies between sources. One side of a house costs less. |
| Small job minimum charge (up to about 10 m²) | $1,000–$2,500 | Inc. GST (Sydney cost guide). Charged however small the area. |
| Bathroom or laundry, one room | $1,500–$4,500 | Inc. GST (Sydney cost guide for a bathroom or wet area). Wall and ceiling sheeting. |
| Testing: a sampling visit with lab results (1–3 samples) | $200–$450 | Inc. GST (Sydney cost guide). |
| Clearance certificate after the removal | $350–$900 | GST basis varies between sources. A visual inspection and certificate, usual for Class B work. |
| Air monitoring, where it’s needed | $500–$1,500 | GST not stated (Sydney removalist). On top of the clearance certificate. |
| Licensed disposal and tip fees, when not included | $300–$500 | Inc. GST (Sydney cost guide), per job. |
What these rates cover
For non-friable (bonded) asbestos removed by a licensed removalist. Small jobs are usually charged at a minimum rather than by the square metre, and the clearance certificate is often a separate line.

What the material is, and whether it is friable
The first question is what the material is. Non-friable (bonded) asbestos, such as the flat sheeting in many Sydney eaves, ceilings and wet areas, is handled differently from friable asbestos, which can crumble to dust by hand. Only a laboratory test of a sample confirms what you have.
Our own team removes non-friable asbestos under our Class B licence. Friable asbestos needs a Class A licence, so it goes to a licensed asbestos removal subcontractor, named in your quote.
How much there is
Area matters twice. More square metres take longer, and the size of the job decides the rules it falls under. SafeWork NSW allows up to 10 m² of non-friable asbestos to be removed without a licence; more than that needs a licensed removalist, SafeWork notified 5 calendar days ahead and a written asbestos removal control plan.
On the waste side, the NSW EPA requires loads of 100 kg or more, or 10 m² or more of sheeting, to be tracked in its online system from the job to the licensed landfill.
Where it is and how we get to it
Ceilings and eaves are overhead work. Sheeting inside a lived-in house means sealing the room off from the rest of the home first.
Tell us if the house is occupied, how the work area is reached and whether there is room near it to wrap and load the waste.
Testing, clearance and disposal
Testing comes before the price is final, because a quote built on a guess is not worth much. After licensed removal, the area is inspected and a clearance certificate is issued before anyone uses it again: by a competent person for Class B work, or a licensed asbestos assessor for Class A work, which also needs air monitoring.
The waste is wrapped in heavy-duty plastic, carried in a covered vehicle and taken only to a landfill licensed to accept it. Your quote should show who arranges the clearance and the disposal, and you should get the records at the end.

What to tell us, and why it matters
| Tell us | Why it changes the price |
|---|---|
| What the material is, and any test result | Friable asbestos needs a Class A removalist; non-friable can be Class B. |
| Roughly how many square metres | Over 10 m² is licensed work, with a SafeWork notice and a control plan. |
| Where it is | Ceilings and eaves are overhead; rooms inside a home are sealed off first. |
| Whether the house is occupied | The work area is isolated from the rest of the home and cleared before reuse. |
| What happens next | Before a demolition, removal and clearance come first, as their own line. |
Four of our jobs, by size and scope
These are four of our asbestos jobs. They show the kind of work and what made each one simpler or harder, not what each one cost us or the customer.
To put a job size against the market: 12 m² of ceiling sheeting, like the Bondi garage below, comes to $480–$1,200 at the typical Sydney rate of $40–$100 per m². That is under most removalists’ minimum charge, so a job that size typically costs $1,000–$2,500, plus $350–$900 for the clearance certificate. Those are typical Sydney market rates checked 10 October 2026, inc. GST for the removal (the clearance figure’s GST basis varies between sources), not our price list.
- Our work

Bondi, garage ceiling: before - Our work

Thornleigh, eaves: after - Our work

Middle Cove, laundry and toilet: during - Our work

North Narrabeen, storage room and laundry: after
- Bondi, garage ceiling: about 12 m² of ceiling sheeting, finished by 10am on the day we started. At that size it is just over the 10 m² that can be removed without a licence.
- Thornleigh, eaves: sheeting over a covered outdoor area. We sealed the walls, doors and windows with plastic first, and cleaned the area once the sheeting was out.
- Middle Cove, laundry and toilet: ceilings and walls in two small rooms, with the doorway sealed off from the rest of the house while we worked.
- North Narrabeen, storage room and laundry: a storage room’s ceiling and walls, and the laundry ceiling.
Send these for a faster price
Send photos of the area taken without touching the material, a rough measurement, any asbestos report or test result, and what you’re planning next. Tell us whether the house is occupied.
If the asbestos is part of a demolition, it is removed and cleared before the main demolition starts, and it appears as its own line in the demolition quote.
