House demolition in the Inner WestA clear scope
for the whole house.

Three decisions set the scope and the price. We agree each one with you in writing before the work is booked.

  1. The house and its materials

The agreed roof, walls, frame, fixtures and fittings come down in a planned order. Demolition material is sorted and removed from the site.

  2. What stays on the block

Identify fences, trees, driveways and neighbouring structures to protect. Attached, semi-detached or partly retained buildings need a site-specific assessment.

  3. The finish for your builder

Agree whether slabs and footings stay or come out. Asbestos, concrete removal and any excavation are separately assessed and priced.

Good work.
In their words.

An excellent choice for asbestos removal and demolition of our house. Explained the whole process clearly and helped organise electrical disconnection and tree removal.
Joshua Q.Google review · November 2024
Very professional, considerate of our neighbours, and very efficient. The house was down in just over a week.
Ben K.Google review · August 2020
Just had my house, garage and 3 trees demolished… The builder was very impressed with the cleared block which is on a slope with difficult access.

Burwood

Check the listing and the conservation area

Burwood lists its heritage items and conservation areas in its local plan and describes each conservation area in its planning guide. Check the address before deciding what comes down.

Permits for the road and footpath

Burwood needs a permit before anyone uses, closes or works on its road, footpath or nature strip, including for loading, work zones and hoardings.

Canada Bay

Heritage places are meant to stay

City of Canada Bay says demolishing a heritage-listed house, or one that matters to a conservation area, goes against its planning rules. A development application for a listed house also needs a heritage statement, so check before planning a knockdown.

Skips on the road need approval

A skip on your own block needs no application. One on a Canada Bay road needs council approval, fees and a refundable bond, a week at a time, so we load on your block wherever we can.

Canterbury-Bankstown

Heritage areas in Ashbury and Hurlstone Park

Canterbury-Bankstown protects heritage items and conservation areas, including Ashbury and six areas in Hurlstone Park. Council runs a free heritage advice service, so check your address before planning a knockdown.

Protect the trees that stay

Canterbury-Bankstown assesses trees with the development application. Trees that stay are fenced off with no machines or digging inside the fence, which shapes how we work the block.

City of Sydney

You may need a traffic plan

Some City of Sydney approvals need a construction traffic management plan, which sets out how trucks, loading and pedestrians are handled. If yours does, we work to it.

Load on site where you can

City of Sydney expects loading to happen inside the site. If that isn’t possible, an on-street works zone needs its own approval, and some streets aren’t suitable.

Cumberland

Check the heritage listing and the area

Cumberland lists its heritage items in its local plan, and demolishing one needs approval. Its conservation areas include houses that matter to the area and houses that don’t, so your address decides what applies.

Permits for skips, fencing and trucks

Cumberland needs a permit for a skip on the road, another to fence off part of a road or footpath, and a hoarding permit for temporary fencing on a footpath. A works zone for trucks is a separate application.

Inner West

Check what has to stay

In the Inner West Council area, check whether your house is heritage-listed or in a conservation area before deciding on a full knockdown. Council explains when a heritage impact statement is needed, and a repair exemption is not permission to demolish.

Keep the tip dockets

Inner West Council asks for a demolition waste plan and keeps records of where each load goes. We separate the materials and give you the tip dockets for your file.

Parramatta

Heritage demolition is unlikely to be approved

City of Parramatta says it is highly unlikely to approve demolishing a heritage-listed house or one in a heritage conservation area. If yours could be either, speak to council’s heritage advisor before planning a knockdown.

Parramatta heritage development approvals (opens in a new tab)

Apply before using the street

A skip or building waste bin on a Parramatta street or footpath needs a Waste Container Permit, applied for before any work in the road reserve. Hoardings and scaffolding over the road need approval too.

Strathfield

Check the heritage maps first

Strathfield’s local plan lists its heritage items and conservation areas. The heritage maps show whether your house is listed or inside one, and council’s heritage advisor can help.

Strathfield heritage controls (opens in a new tab)

Trees are part of the approval

In Strathfield, removing a tree that is part of a heritage item, inside a conservation area or on the significant tree register needs a development application. If the tree goes as part of a building application, no separate tree application is needed.

How a house demolition runsFrom enquiry
to handover.

Three stages, in the order they happen. Who arranges each item is agreed before the job is booked.

  1. 01

    Assess and agree

We review the house, access and retained features, then set out the scope, responsibilities and price.

  2. 02

    Prepare before demolition

Confirm approvals and disconnections, protect the site and arrange any asbestos removal and independent clearance before the main work.

  3. 03

    Remove and hand over

Take down the agreed structure, sort and remove material, then check the cleared footprint against the agreed finish.

Allow 2–4 weeks for the demolition stage, including disconnections and any asbestos removal; machine work on a single-storey house typically takes 2–5 days. We confirm the timing for your job with the quote.

Your questions answered

Before
you book.

More questions answered
Does the price include asbestos, slabs and footings?

No. The indicative house bands cover the detached-house structure with reasonable access. Asbestos, slabs and footings, pools, trees, excavation, approvals, disconnections and difficult access are priced separately. Your written quote confirms the complete scope.

Can you demolish an attached or semi-detached house?

It needs a site-specific assessment. The connection to the retained building, structural support and any approval or engineering requirements must be confirmed before agreeing the work.

How long does house demolition take?

Typical machine work on a single-storey house takes 2–5 days after preparation. The broader demolition stage commonly takes 2–4 weeks, including disconnections and any asbestos removal. Approvals, provider lead times, weather and site conditions can extend the programme.

Who arranges approvals and disconnections?

You and your builder confirm the plans and handover needed. We can coordinate approvals, utility disconnections, asbestos removal and clearance as part of the job. We agree who books and pays for each item before work is booked.
