House demolition on the North ShoreA clear scope
for the whole house.

Three decisions set the scope and the price. We agree each one with you in writing before the work is booked.

  1. The house and its materials

The agreed roof, walls, frame, fixtures and fittings come down in a planned order. Demolition material is sorted and removed from the site.

  2. What stays on the block

Identify fences, trees, driveways and neighbouring structures to protect. Attached, semi-detached or partly retained buildings need a site-specific assessment.

  3. The finish for your builder

Agree whether slabs and footings stay or come out. Asbestos, concrete removal and any excavation are separately assessed and priced.

Good work.
In their words.

An excellent choice for asbestos removal and demolition of our house. Explained the whole process clearly and helped organise electrical disconnection and tree removal.
Joshua Q.Google review · November 2024
Very professional, considerate of our neighbours, and very efficient. The house was down in just over a week.
Ben K.Google review · August 2020
Just had my house, garage and 3 trees demolished… The builder was very impressed with the cleared block which is on a slope with difficult access.

Start with the actual address

Checks for each council area

Open the council that covers your property.

Hornsby

Check what a heritage listing allows

Hornsby’s heritage guidance says the important parts of a heritage-listed property, including buildings and fences, can’t be demolished, while other parts can come down with approval. Its rules also cover conservation areas, so check the address before planning a full knockdown.

Agree the trees before the machinery

Hornsby usually needs a permit to prune or remove trees on private land, and trees affected by a new build are assessed with the development application. Settle which trees stay before we plan machine access.

Hunters Hill

A heritage-dense council area

Hunters Hill has seven heritage conservation areas and hundreds of heritage-listed places. Check your address on the heritage maps before planning any demolition.

Skips belong on the block

Hunters Hill expects skips to sit on private property. A skip on the road needs council approval at least seven business days ahead, with lights, barriers and cones.

Ku-ring-gai

Heritage rules can cover the land too

Ku-ring-gai’s heritage maps show listed houses and conservation areas, and its rules can also cover the land around a listed house. Check yours first; if part of the property has to stay, we’ll plan access around it.

Lane Cove

Look up the rules for your address

Lane Cove sends owners to the NSW Planning Portal to look up the rules for an address. Use it to see what applies to your block, then tell us what has to stay, including trees.

Mosman

Is your house in a conservation area?

Mosman’s maps show heritage-listed houses and conservation areas, and rank how much each building contributes. A house that isn’t listed can still be in a conservation area, so check before planning a full knockdown.

Get a planning certificate

Mosman Council suggests a planning certificate to confirm whether your property is heritage-listed; the online maps are only a starting point. Your certifier or council confirms the approval route.

North Sydney

Check your house’s heritage status

North Sydney’s heritage rules treat listed houses and houses in conservation areas differently. Check your house’s status with council before deciding on a full knockdown.

Using the road needs a permit

If a skip, a truck or our machine needs a North Sydney Council road or footpath, you need a permit first. We plan loading on your block where we can and tell you early if the street is needed.

Parramatta

Heritage demolition is unlikely to be approved

City of Parramatta says it is highly unlikely to approve demolishing a heritage-listed house or one in a heritage conservation area. If yours could be either, speak to council’s heritage advisor before planning a knockdown.

Apply before using the street

A skip or building waste bin on a Parramatta street or footpath needs a Waste Container Permit, applied for before any work in the road reserve. Hoardings and scaffolding over the road need approval too.

Ryde

Check the rules for your address

The City of Ryde’s development control plan has different rules for houses, business areas and particular sites. Your council or certifier can tell you which ones apply to your address.

Keep demolition and excavation separate

Ryde’s waste plan covers the demolition stage separately from the build. Tell us whether excavation is part of the job so the quote is clear about what a cleared block includes.

Willoughby

Check your house, not just the suburb

Willoughby’s maps show whether your house is heritage-listed or sits in a conservation area. If it does, tell us what has to stay and we’ll plan the job around it.

Plan where the materials go

Willoughby’s demolition waste form lists what is coming out, what can be reused or recycled, and where the rest goes. We fill in the material side with you, including where trucks can load and anything that has to stay.

Council guidance checked between 15 September 2026 and 2 October 2026. These are matters to check, not a determination for an individual address. Your council or certifier confirms what applies.

How a house demolition runsFrom enquiry
to handover.

Three stages, in the order they happen. Who arranges each item is agreed before the job is booked.

  1. 01

    Assess and agree

We review the house, access and retained features, then set out the scope, responsibilities and price.

  2. 02

    Prepare before demolition

Confirm approvals and disconnections, protect the site and arrange any asbestos removal and independent clearance before the main work.

  3. 03

    Remove and hand over

Take down the agreed structure, sort and remove material, then check the cleared footprint against the agreed finish.

Allow 2–4 weeks for the demolition stage, including disconnections and any asbestos removal; machine work on a single-storey house typically takes 2–5 days. We confirm the timing for your job with the quote.

Your questions answered

Before
you book.

More questions answered
Does the price include asbestos, slabs and footings?

No. The indicative house bands cover the detached-house structure with reasonable access. Asbestos, slabs and footings, pools, trees, excavation, approvals, disconnections and difficult access are priced separately. Your written quote confirms the complete scope.

Can you demolish an attached or semi-detached house?

It needs a site-specific assessment. The connection to the retained building, structural support and any approval or engineering requirements must be confirmed before agreeing the work.

How long does house demolition take?

Typical machine work on a single-storey house takes 2–5 days after preparation. The broader demolition stage commonly takes 2–4 weeks, including disconnections and any asbestos removal. Approvals, provider lead times, weather and site conditions can extend the programme.

Who arranges approvals and disconnections?

You and your builder confirm the plans and handover needed. We can coordinate approvals, utility disconnections, asbestos removal and clearance as part of the job. We agree who books and pays for each item before work is booked.
